What is Extra Care Housing — and Is It the Right Step for Your Loved One?

Extra care housing — also known as assisted living or housing with care — is a type of specialist retirement accommodation that combines independent living with access to on-site care and support. Residents live in fully self-contained flats or bungalows with their own front door, but care staff are available on-site, typically 24 hours a day.

How is it different from a care home?

In a care home, residents are licensees without a legal interest in the property. In extra care housing, residents are tenants or owners with full housing rights. The key distinction is independence — extra care housing is for people who can still manage many aspects of daily life but want the security of knowing help is close by. Care home residents typically require a higher level of ongoing personal care.

How is it different from sheltered housing?

Sheltered housing provides accommodation and a warden or scheme manager but limited personal care. Extra care housing goes further — providing regulated personal care and support services on-site, inspected by the CQC. It bridges the gap between sheltered housing and a care home.

Who is it for?

Extra care housing suits people who want to maintain independence and privacy, may be part of a couple with different care needs, and do not yet require the full support of a care home. It can also delay or prevent the need for a care home move as needs increase.

How is it accessed?

Council-run schemes require a care needs assessment and eligibility criteria — typically age 60 or over and a minimum level of care need. Private schemes can be purchased or rented. Availability varies by area and waiting lists for council schemes can be significant.
